

Waterproofing failure is the number one defect reported in Singapore condos and HDB flats. Leaking bathrooms damage not only your own tiles but also your downstairs neighbour’s ceiling. Learn the causes and permanent solutions.
Cause #1 – Poor Workmanship During Renovation: Many contractors rush waterproofing. They apply only one coat instead of the required two, or they fail to round the corners (where cracks start). Solution: Only hire HDB-licensed contractors and demand a video of the flood test (48 hours of standing water).
Cause #2 – Cracked Floor Traps: The floor trap is a weak point. Over time, the seal between the trap body and the concrete cracks due to building settlement. Water then travels along the pipe's exterior. Solution: Use a flexible polyurethane sealant. For severe cases, replace the entire floor trap.

Cause #5 – Pinholes in Membrane: Nails from subsequent installations (like shower screens or towel racks) can puncture the membrane without you knowing. Solution: Always drill only into walls above 1.8 meters – that’s above the typical waterproofing line.
Professional Solutions: For minor leaks, try injection grouting (polyurethane foam) – contractors drill small holes and inject resin that expands to seal cracks. Cost: $500 to $1,200.
